We had the good fortune of connecting with John Lucero and we’ve shared our conversation below.
Alright, so for those in our community who might not be familiar with your business, can you tell us more?
I am most proud of the goals & ambition that I set for myself when I decided that I would become a Realtor. When I started school some people told me that I didn’t have the look or the money to become a Realtor. At first it hurt a bit, but then I got angry and studied harder and had the determination to prove them wrong.
Once I obtained my license I signed with a brokerage, Pargin Realty. My QB, Cindy Harris, asked me “how many hours a week do you plan on working?” I responded, ” 40 hours or more depending on what I need to do”. She responded, “We’ll see.” I didn’t know at the time that there is a 95% drop out rate for first time Realtors. That you have to pay to work through brokerage & franchise fees. I sat at my desk and realized that the phone wasn’t ringing and no one knew I was a Realtor. Everyone associated me with the Restaurant business. I was determined to change that perception of me.
I was told that I had to “cold call to get business. I don’t like receiving cold calls so I didn’t think I would be good at that. I decided to find another way. I built a profile on Facebook and consistently posted Real Estate material. I expanded my social media presence to include, Instagram, LinkedIn, Reddit, Twitter (since deleted), Tiktok, Imgur, Clapper & Threads. After a couple of years of posting I am now getting 90% of my business from social media and it doesn’t cost me more than $500 per year. I create my own organic marketing material with the help of Old Republic Title.
After six years selling Residential Real Estate I decided I would expand my business to include Commercial Real Estate. I took a CCIM 101 class and mentored under Jim Maddox until he passed away. I then negotiated myself a good deal with Realty One of NM/R1 Commercial. I am currently selling 50 residential properties a year & around 20 commercial properties a year. I have partnered with Michael Vernon in my commercial business so that I can give the best customer service to my client’s.
So in the end, I can now say that I do have the look and the money to be a Realtor. There are a lot of clients out there that look and can relate to me. Not everyone is a perfect fit, through my organic marketing clients can see that I am a working
“JOE” just like they are.
If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
For the first night I would take my friend to eat at County Line in Albuquerque. The views of the city are amazing. The next day I would take them to hike in the foothills & ride the tram. During October I would wake them up early so that they can enjoy the International Balloon Fiesta. We could take crazy selfies with the balloons in the background.
I would then drive them two hours down South to Elephant Butte. We could stay in one of my Airbnb’s and then swim, boat ride & jet ski at the lake. After a long day we could soak in the Hot Springs in Truth or Consequences.
