We had the good fortune of connecting with Jordan Kaufman and we’ve shared our conversation below.
Hi Jordan, we’d love for you to start things off by telling us something about your industry that we and others not in the industry might be unaware of?
Many outsiders to the net-lease investment world don’t typically recognize the ancillary benefits to owning these assets. Examples include: depreciation, interest write-offs, the ability to borrow against the investment, how rental increases in leases act as a hedge against inflation and ensure long-term appreciation of income streams.
Alright, so for those in our community who might not be familiar with your business, can you tell us more?
My company, Illuminate Real Estate, specializes in the disposition of net-lease investment properties throughout the country. We maintain a focus on retail and medical properties. Examples include: Walgreens Pharmacies, Dollar Stores, Dental and Urgent Care properties that are secured by long term NNN leases. Arriving at the creation of Illuminate Real Estate was a long and challenging road. Brokerage can be a cutthroat business. Keeping perspective and following the “golden rule” that my parents taught me has been a big part of my success. Money comes and goes, but relationships and doing the right thing are what stand the test of time. Whenever I would take a lump, I would just look inward and be thankful for my health and the love of my family. I think this mindset really bleeds over into the way we conduct ourselves at Illuminate Real Estate. I treat each client and each relationship as if they were one of my own parents or siblings. My fiduciary responsibility to my clients supersedes any self-interest or the temptation to make a quick buck.
Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
Ah, the fun stuff! I think we would have to start off here in Denver soaking up some culture and some of the amazing fare this city has to offer. Drinks and taking in the mountains and cityscapes at El Five would definitely be on the list. Dinners at Tavernetta and Sushi Den. Can’t miss the brunch at One Fold or Duo. Assuming normal times return, we would definitely be going to see some live music at Ophelia’s Electric Soap Box. From there, we would load up the camper trailer, pack up the waders/fishing gear, throw the golf clubs in back and hit the road. Spend a couple nights camping on the North Platte River up in Wyoming. Then head back down and play some mountain golf in summit county. The Shoutout series is all about recognizing that our success and where we are in life is at least somewhat thanks to the efforts, support, mentorship, love and encouragement of others.
